Well i know its been awhile since we moved in but never did get around to posting pics of the new shop i had stored a ton on my old dig camera but it was wrecked in the ditch deal on the way to erie.Anyway snaped awfew this morning has i had another call from the sec people third time my fence has been cut seems its always repoed cars that get stuff stolen and seems the cops always fine the thiefs repo [ex owners] of the vech well anyway ill post some has you can see blacktop still has to be finished in the spring just got so far over budget with is baby i had to recoupe some cash

South end of building two bays are leased to a car and truck detail shop pretty good renters iam trying to help them get the franchise for rino or line x i think it would be a good buss venture

Reason i refered to it has the money pit is because has most guys know plans never stay on course this baby went way over budget it will be a life long time before theres a morgage burning party at my shop . All said and done property i bought when i was 26 and the shop i have about 650k into the whole place building and 22acres that back up to it plenty of room for expanding

Fred, thats every repair shop owners dream shop! Very nice!You need a pair of big dogs,(dobermans)and warning signs all over,that will stop the break ins, but you'd probably get sued in this day and age,when they get bit on your property after cutting the fence.

Like John D said, a few nice German Shepards on patrol would be a sight most would not want to tangle with.
Hell with that much space, you could set up perimeter towers and mount .50 cal all over. :D

Hey Fred that shop is very big when you said a couple of bay's on one side and a couple on the other plus the one your renting out does not even compare to the pics .Well If I didn't say it before I wish you all the best of luck with it.As John said every guys dream shop. I would have to second that .But it sounds like you where planning early so with that kind of insite to buy land at 26 your on your way to becoming anothe Trump hopefully.I don't know why you do not do the line-x most every tuck around here gets it now.
With that great shop you could make a deal with the local dealers for line-x ing the new trucks,stickers and plow installs yourself maybe blizzard for your neck of the woods so to speak.

Thanks guys i have been slighty hesitent to post i dont want people thinking iam anymore than the average joe cause thats just what iam i did start early with a dream and it has taken along time to culivate my buss ventures i have made alot of good investments and i have made alot of bad ones too. The napa auto care program is a big plus for me and alot of national support has well . Has far has the building is concerned Cat in fact i did make changes to the orginal plan because to be honest its cheaper even though it doesnt seem like it right know to build bigger than needed than to expand onto a building later ,on the south end of the shop houses all of our snow and lawn equpiment plus i keep a few toys in there has well.
Has far has the bedliner buss i have to work with my renters because i feel it would be a conflict of intrest for me to start on that with them being a detail shop. They dont really have the capitol to do it thats were i am gonna help them and of course it would be profitable for me has well.
Has far has becoming a Blizzard dealer trust me the thought has run threw my mine more than i care to think however and iam sure Jerre will back me up here with the size of snow removal opertion we run in midland i think it would be very hard to sell to competiors remember we all live far enough apart from each other that we dont feel a threat so were very much like a big family here but if i were to come to your town take a 1/4 of the commerical work i dought very much you would buy a plow from me thats why iam staying clear of conflicts of intrest.
My future plans has of know is to divide the south end into another buss i have a good buddy that is looking to start a trans shop and i dont do auto trans work so to me it would be good for both of us. Behind the building is 22 uncleared acres of land i plan on building a self storage unit sometime in the future not sure how much revenue it would turn but would at least help offset taxes.

Fred a freind of mine was putting up a shop and I told them the same thnig you did make it bigger now then to have to add on latter well they did not listen had the foundation poured and and standing when they realized wow we need more room than what is here,so they had to knock down part of it and dig and repour theat end of the building. I didn't think about the conflit issue with the plows good point .As far as self storage here they are building them any were they can fit them some climate controled and some basic steel garages either way will be good for you if your town has none but remeber that area will have to be seperate gates and all that with key codes and passes into and out of the area more to protect you than anything else because it will list who comes and goes in the even of a break in .Again Good luck with the shop I know it takes a long time to put dreams to reality and I'm glade that your are able to get yours started.
ALL it takes is hard work and alot of long hours for the kids starting out in bussiness and even more long hours after that .

I don't know about your area, but around here self storage is BIG bucks. The prices they are getting for a one car garage style unit is outrageous. Definately a money making machine if you build one. And of course, its steady income every month. But like cat said, need to make sure they have a separate entrance with 24 hour access and good security. Good luck... and love the shop, like it's been said, mine could fit inside one of your bays.... :D

Fred if ya get a couple of nasty dogs, dont post a sign stateing "beware of dog", you have allready admited to guilt should something happen. A simple sign stateing "dogs on premises" will do the trick though. I love the shop it looks great, and if you could inside pics would be cool. The storage idea is a great money maker. The place I rent space for my equipment is only 24/7 for legitamate contractors. All others are 8am threw 5 pm m-f and 8-5 on saturday. The place is full and keeps the riff raff from showing up at 3am monkeying around and causing problems.

Love your new location!:D Building looks great. And yes I still think of you as the same old hard working Fred, even after seeing the pics of the new shop,LOL. The service truck looks like it turned out GREAT! Are you happy with it? Mini storage is a good idea. My Uncle Phil owns one up in Houghton Lake, MI and is doing well. I belive it is near the Walmart up there. He hired a good man from the old Lumber Jack/Ace Hardware after they closed down, to run things. Last I heared he is Selling his electrical contracting Co down hear keeping the rental tin sheds, and cottage and retiring in Florida!
Keep up the hard work Fred! It'll pay off, It has for my family..
Fred, next time I'm in Alma visiting my Sister we should have lunch/:drinkup. Even if you need a hand that be great too.
I see most of your snow is gone too, but hold on I hear we have more to come tonight and Wed.

Don't know about the dogs. Used to be a good deterint, but these days a big liability risk and your liable to find them shot or poisoned and the fence cut anyway. Electric fence and good security cameras may help.

Well i see i must of deleted the pics of the new shop back when i was having pic loading troubles, anyhoo havent said much but since my divorce and holding on to the false hope that i could move back to the new shop with my Ex's new hubby being a attorn for the Hospital were my ex works i just dont have the time, or energy to keep fighting this in court.
I did manage to recoupe 2 weeks ago my share of the shops intrests from a legal loop hole . Since moving back i have ran a operation from three diff buildings and its been a total nightmare.
When Durwood came up this winter i showed him the old CPD dealer that i had made a purchase agreement pending DEQ testing well the ground is over legal limits and would cost me close to a Mil with building and clean up so i scraped that idea.
For 6 yrs the old Midas building has stood empty its about a 1/4 block from my body shop and if all goes well Wensday i will purchase on a land contract.
The shop is 8500 sq feet and has enough space to get at least all of my mechanics into the same building again, and the towing operation. With my health always in question i went the LC route because i hate the thought of paying rent yet if something happens this can go back to the rightful owner with less burden on my brothers who will handle my estate.
Its sad and has caused me alot of pain to loose the New shop but signing off on it two weeks ago was the best thing i could do not being able to park my Wreckers inside has killed me driving by the new shop would make me sick i put my heart and soul into that place designing it myself and having it built but it was time to say goodbye.
The Midas building has three forward bays and a rear shop attached that will hold 6 cars i took some pics but left the camera in the shop here are a couple of the new shop the :witch and here new hubby are now sole owners of.

I can't imagine your feelings Fred. Being in the business i know what that ment to you. Your sense of acomplishment to raise a building in this field is a tibute to you and your way of doing things. But just remember, It's not the building, It's the heart that runs it...

Matt,you have no idea,beleive me.When your married,our state looks at it as purely a business contract,nothing less or more.I guess Mi is similar,and it doesnt matter who did what/when ,and why.You often have to make choices when between a rock and hard place,there is often no way to sustain it all,after the judges hammer drops.

Three hours a soft market and two stubborn buss men and the building became part of my realestate.
Ill take pics this weekend , we have a good two weeks of work to get this ready to move into. The waste oil furnace is getting fixed next week, the garage doors tommarrow.
I have two cases of 8 ft HO bulbs to change out this weekend and alot of clean up. The deal does help me feel more like i have regained what i needed, since its about a 1/16 of a mile from the other shops i couldnt ask to have a group placement set up much better.
Walking away from two years of bitter legal wars and my health the whole while this deal finally give me closeure like i said. We are located on the east bound highway now heading to Bay City so kinda a good location. I do have a large tire shop next door that is not or was not real happy to meet there new next door owners however they will get over it.....
Like i said unlike building the new shop theres still a list a mile long of things to do ,, phone lines DSL , setting up my pc's , sign made for lighted pole, interior work , etc and a paint job outside when the weather breaks.
Napa came up from Detroit and have been very helpful in getting me some stuff for the new store , i wont kid you they were not excited about my departure from the new shop and how we were working before however even in the setups we had we did enough volume to keep our Autocare status.
Now my only fears is this thread title doesnt turn out to be the real deal with a older building a Money Pit:D

Well i did a Vid yesterday since sometimes its easyer to do that than take pics.
Not really feeling to good yesterday but knowing i needed to get started getting stuff fixed i was totally surprised when the owner of the Napa store called me at 930 and said you working in the building today and i said ya just running behind, he had said wensday when i signed the papers he would help but you know how that goes,,,, well Mark and i have had a great relationship over the years he has seen me threw the old shops the excitment of the new building and was there to keep my spirits up when divorce took it away , there were times early last year he would come close my store when i had to be in TX for treatment so this new venture he is again right with me.
We changed out 2 cases of 8 foot lights a crap load of bad ballests and 2 merc vapor lights . The pole sign we got working but still have to repair the panels. The garage doors are all repaired now and the place really just needs a good paint job.
I see after watching vid i didnt get footage of the front of the building or the other bathroom and break room which is pretty nice theres a shower, and washer dryer hook ups i assume it would be for a guy like Jerre who lives at the shop J/K honestly it would be great for a detail shop has they need to wash stuff all the time. The other thing that kept the sale kinda open was i fully expected to be told the office/waiting bathroom would need to be made H capp theres plenty of room to do this and even though i dont have to do because of a clause i may anyway.
Still have to hook up computers and a screwed up office built in the back is getting tore out tomarrow. Found some treasures of old days past yesterday and got some things working that were probley just overlooked.
The question running about metal buildings is a good one this place is all steel with some brick out front for overall design if built right can be efficent, this building is not . The new shop was all metal skellton at over 20k sq feet i had drawn a shop owners dream with that one it was insulated well enough that the waste oil burners would heat it and i had a boiler system in that one with floor heat and even had hot water pressure outlets in every part of the building for using the presuure washer. This building here is a disaster in terms of R value and design if not for the waste oil system in this building a monthly utility bill would be a easy 1800 a month.
Ok ill try and keep up with progress i so badly want to paint this outside before we move in if temps would break 50 a couple of days might try it.

fred, are you keeping the old shop and renting that one out or are you selling that?
that place looks good. i know you'll get it up and looking nice and clean.
is there any insulation in the walls at all? if not, you could do the loose fill drill and fill insulation and get better efficiency out of it. and up in the roof you could do spray foam insulation which is R-7 per inch of insulation. do 5 inches up in the ceiling/roof and you'll be more than fine for R values.
spray foam is amazing at really sealing up a building. no worries about making it too tight as the garage doors allow enough of a fresh air exchange.

Fred,it looks like a great shop.Once you get it painted,and fixed the way you want,it wont look like the same place.I imagine Fred has a reputation,and the tire shop wont be able to sell much other than tires with Fred next door over.Who would have repairs done at a tire shop when Fred's shop is next door with his knowledge and rep,word gets around who is good,and who isnt.

That new building will work great for you. Keep your head up and all will work out ok. I know its alot of hard work but you will come out ahead. The hvac buss is new i know the owner and hes going nowere soon, my shops up the road have a fenced yard for impounds so like i said in the Vid iam with in a 1/8th of a mile from my other propertys.

Fred, Dont you think the bathtub in the office is more of a give away than the washer and dryer? Looks like it will be a good move for you, LOTS of space. That would make Thomas happy to have just the Back shop to get lost in. Think a sound system is going to be needed though. That boom box is kinda tiney.

Mission control we have HEAT and phone lines lol.
Yesterday the boys from Grand Rapids showed up and did the repairs to my waste oil furance it got a clean bill of health when they were done no cracked fire box or tubes like i was hoping they wouldnt find.
Resource Heating at least there techs are top notch they rebuilt the burner, did the clean service on the box replaced part of the chimmey, serviced all the filters, showed me a few tricks on this older unit left me with some spare #8 tips. The furnace is perfect for the building, they said really almost to big i said no such thing once they got it fired it took 20 mins to raise the temp 10 degrees in both shops:wink:D I like it!!!!! cost me 697.00 bucks including there trip up now in that tin building that would probley be a 1/4 of a heating bill in Jan running natural gas.
Iam not to worryed about running short on oil since the place had 1500 gals setting around and we will gen it all summer, however they also own a company that sells waste oil filtered for 1.25 a gal if a person got in a jamb.

Alot of the trash people like bfi,waste management don't even have that type of furnace you could probably get all you want for free from them.I know here at one shop maybe becuase it's a small one they just have a tank for waste oil and then it gets pumped out no heat from that.

Well one thing my mom said i took from my dad was being a pack rat well we started tearing down last night and it became very clear by 7 last night with one 20ft uhaul full and barly a dent in the south shop we have managed to complety pack rat in two years..
The guys asked to start at 8 today i have ran every thing at the new shop to make sure everything works today its uncrating and loading the shop behind the house. Mark from Napa has been my saving grace he brought him and two others in from the store to move our parts inventory amazing the number of times i heard him say DAMITT Fred you have this part or that part well i forget. I was reminded this week of the logistics it takes to pull off a move, making appointments for this coming week and remembering to tell the customers our new locations signs for the old shops saying we moved and listening to old cust's concerns about moving again.
Like i posted yesterday in Bills Thought of the day thread it will be three years this fall that my divorce caused us to load 4 uhauls from the new shop and move back to the old shops that have been in my family for 3 gens things i have asked my guys in the two some years was to go from 12k sq feet back down to 4500 between the old shops and still they produced some are no longer with me but my core guys stuck with me they had no clue even before being diag with cancer how many times i considered closing up when the divorce took away my dream shop again i pray God will touch this new place for keeps only he could know the grief i have dealt with running three shops during some of my darkest moments.
Enough time has went by i forget how often i would type repleys to LTS from my office at the new shop the last 5 months before the divorce i lived in my office at the new shop so my girls didnt have to hear mom and dads frustrations, ,many dont know this but during the divorce i had a choice of keeping the new shop or loosing 7 pieces of property here i choose to keep my Dads stuff over the new shop and learned in short order how much it sucked to run to mech shops and a full service body shop from three diff addys.
So this move today is for my guys i just hope they are not mentally challanged from all the BS and that this new place will boost there moral a bit.
So far i have had only two mishaps i shot what looked like a RAT on steriods yesteday with my 22 and hit a oil barrel :eek: i suppose the gap in the one garage door made this place a home to many critters Jack suggested after i just use traps.:wink The other i broke a security lock off a laptop i use to reprogram GM computers.

TY Willy most probley dont know what the blessing is about, it is my belief that God has made my buss successful many times you will here me say Gods the owner will always be that way. During a time of uncertainty it takes some cast iron kuhuna;s to do what i have done this month between the Sterling and the new shop, however i belive and trust that God supports my buss choices , many times this winter friends that own shops in Midland have complained of being slow, i try to only worry about my shops and i truly belive God takes care of this not the Goverment or econmey. So Sunday i have asked a Paster of a church we work for and a Decon there to come pray with me in the new building nothing cheesey about this it has to do with trust and belief. Well about 90 percent moved and the shop is ready for us tomarrow to work there. Will paint the grey on the building in may, the waiting area didnt loose it green puke color again later date.
Jack and Greg are moving there tools in today they were both gone yesterday so once there stuffs in were set. Alignment rack will get done mid week i need the Hunter guys to set the machine up on its new rack calib it.

Fred, Video looks good. Sounds like a lot of help came thru this weekend. Glad the move went fairly smoothly. The outside shots looked good. Hope you find a crane guy to get the rest of the signs up soon.
Take some time to relax a little today the customers will find you easy enough.

It looks good. Moving is never fun. I have moved shops a couple of times and you look like you are in good shape and ready for business. Good luck and remember fine tuning takes time but a month from now you'll be in the groove and it will be all done. Good luck and it looks great.

Congrats on the new shop Fred! Enjoyed the vids also, thanks for taking the time and giving us a look see. Good weather this past week probly had all the doors open air'n the place out good.
I have a new, never used pop machine for the new place. Vends can, and bottels u name it. Would let it go for a rework on the old Kohler motor in a 140 JD :wink

Well finally along with a hundred other things going on the shop got painted into the Napa Autocare colors they were harping on me so i had a young man work this weekend the kid did a nice job and it really changed the dynamics of the building if you go back and look at the You tube vids from april when i first moved us in.
Notice in the one pic i got the ole 60 out today she still runs like a swiss watch and i have gained enough strengh back to beable to steer the old girl.
The doors get painted next weekend , i also had two commerial door openers installed this weekend on the 16ft doors which will be nice this winter for drive threw no starts with the wreckers and keeping the rollbacks out of the snow no more shoveling decks

Looks even better than you described. Just need the sign. There is a propane dealer down the road that covers their lighted sign for holidays. They have one for Christmas, Easter, Veterans Day, etc. The covers fit snug and look good. Might be a cheaper faster alternative to a new sign. The light shines through fine too. I keep meaning to get some pics, as some might think the signs are politically incorrect. My hats off to them for putting up the signs anyway.
The 60 is looking good too.

Thanks guys the shop other than being a hot box to work in when its hot is working out wel. Chuck i have the new sign panel from Napa and just need to borrow a lift to get up there and change it. Napa has been a big support to this building and i know they want us to be there premier repair shop in Midland they just need to understand theres only so many hours in the week.

We just moved my father's shop. 23 year in the excavating business and the shop was so full that we filled six 45ft trailers. Took me every weekend from Sept 07 to Jan 08 to get us out of there. I worked until I could no longer move my arms or back. Its no fun!
He kept his pole barn and is expanding. Actually he's making pretty good progress too. He hired a company created by the Veterans called Soldier On. Its a bunch of veterans that hit a rough patch in their lives and they are getting help while doing side jobs and carpentry work. Bunch of great guys and they really helped get the building down and now back up. They started the roof and by the time I see him this weekend, they will probably be installing side panels. I'll snap some pics if I can.

When you get good friends to visit they do all sorts of nice things like new bathroom equipment and a call to a roofing company.
Jerre---- Conklin came in and said iam here to give a est on your roof i said i didnt call anyone he said no Jerre Heyer sent me i said ok .... anyway i got his bid 27,000 to do the roof:eek: Talked to the guy iam buying the building from told him about splitting he looked at me kinda like this:eek:.

Fred, cost me $17K to do the shop. 6K sq ft. Got tired of chasing leaks in the rolled roofing. Been 6 yrs now and no leaks. 15 to 30 yr warranty was hard to beat for me.
You may want to ask him about matl cost to let the boys have a roller party up there too:wink

did you put down EPDM rubber jerre? rolled roofing is the worst kind of roofing you can do.

No he used Conklin rapid roof. Its a latex rubber type product. Weve had mixed results with it down here in the past but its like every thing else prep is the key.

any roof that is 2 on or less on any of my projects gets a one piece or with limited seams if it's a large enough roof. comes in 10' rolls or 20' but with 20s it's harder to handle and lay. it's actually a quite profitable product to install because a lot of guys around here, aren't doing it.
i've never heard of conklin but i will look into it. perhaps my roofer has heard of it.

Fred's got a corrugated steel roof. Prep time is up there because of pressure wash, seam and nail prep before spraying the base and then top coats.
Lot's of barns and pole buildings up here are re done with it.

So the story gets better the jackass iam buying the place from sends some yoyo out yesterday ,,, he climbs up there does his thing and low and behold today it has rained non stop since early am the freaky shop looks like a water shower head.....:mad:. Jack gets up there and i think the guy poked bigger holes yesterday...Anyway Ace hardware is a little behind on there account is sending down some tar tomarrow and some old cloth mops gonna send Nathen up there :wink to swabb some of those holes.
I want the Conklin system but this guy iam buying fromis gonna help he just doesnt know it yet,, found a BIG loop hole in my land contract agreement today or i should say my Attorn did.

Fred, good chat last night.
Tom said any size case for the Cheve the 95 or the larger one.......He thinks he can make it work ala plasma to get it to fit. He went to the single post style thought because he hated changing regulators and switching wires from the key switch ( he thinks he's a turtle in the mud with this thing )
Tell Nathan to wear some shades and shorts he's got a good place to be seen by the ladies:D
Let me know when you find a good plumber so I can get Jacob rerouted....This is gonna be a long one..
Oh and to your attorney... Ask him if he can draw up my roofing contract for the other building. It's got three roofs in one section and patching to them is some RTV.
