new 16" TGI's are going in. I cantilevered the back of the foundation 2' to bring width of to 24'. Cheap way to gain sq. footage

2 cd floor joists, 14" TGI cantilevered 24" off the front this time. 1st floor is 24 x 40 now and 2cd is 26 x 40, family apt is 25 x 43

Here is the front elevation fully sheathed. Let me tell you there is alot of $$$$ is 1/2" 5 ply fir plywood in this house.

We were originally going to keep the apt end of the home in tact. However the 16" first floor TGI's raised the floor in the new area 12". So we decided to demo and raise that floor as well. This also allowed me go from 6'.6" crawl space to a full walkable basement.

The framing is wrapping here. We are tying in the mud room roof on the right, and have already built the family room in the open space of the last pic.

Roof on, windows in and house wrap installed. As you can tell I had a few partial rolls of house wrap, that needed to be used up.

That is a great machine. Saves a bunch of time, and is alot safer to work at heights. I bought its two years ago, and has been worth every dime. I rent it out enough per year to cover the costs of owning it.

Dino not to get off the subject did you get it new? what do you charge to rent it out? and how do you transport it? I have alway thought of getting one and doing the same ,what model is it?

I did buy new, I had alot of money tied up in rental on a machine and united rolled that into the purchase price. I charge similar rates to United Rentals but dont charge moving fees if the rental is over 1 week. If its less than a week I charge moving. United Rental moves it for me over 20 miles. Local moves I have a bud with a 20 ton tag along that moves it for me. It is a Z 45/ 25 J
That translates to z+ articulated boom Z shape. 45' vertical reach 25' horizontal, and 6' jib boom. It has the 2.5 Ford IC dual fuel gas engine. I wish the horizontal was longer, I have used 45' and 60' straight booms and they are very nice, but I like the compact size of the Z boom.
It ran 45K new, United had the best prices of anyone, but used units are available for about 1/2 of that. It does need annual inspection by osha approved service center. United is one, so they do the annual safety and service inspection at the same time.

When i saw that genie lift i had to try one out for myself, its coming out this friday. United rental is sending me one to demo for a week. If i like it I will by it $28,500 for a 2000 with 1000 hrs on it.

Well those are a must if you do any type of high work ,just think before these where really out you would have a couple of laders and some planking or you would go the staging route that would be up from job start to finish and still not get where you wanted .The reach and hieght is unbelivable .

Looking good Dino, awsome place and lot. Were still in the stoneage with the ladders and planks around here for residential. All commercials projects have lifts every were. I just thank god were the inside guys trimming the monsters. No need for a lift in there right ? Allthough I take that back, we did use a Skytrack to install a Chandeleir on one project we did. :D

Dino looks good so far Are those cabinets level ( only kidding) ,Funny looking at that pic with just the uppers up ,some one once asked me why I started with the uppers :confused: Because i can reach and hang them better LOL . Can't wait to see the rest of the pics .

how do you like that bosch radio?

they didn't have that out when i bought my dewalt.

it looks like it has some good features. although. i don't have any bosch batteries/cordless tools. mostly milwalkee
and some dewalt.

I was at Lowes one day when they had a bosch rep there he tried to sell it to me I said all my stuff is Dewalt what am I to do dump that stuff and get all your tools at $$$ .but the cd/radio player is nice

I have both radios older dewalt and the newer bosch. The bosch FM reception is terrible, they have since added an external whip antenna, but I never updated to that since I use the XM roady through the power point for radio action. I do like the fact that instead of loosing an outlet when plugged in I gain 3 with the additional outlets on the radio. The CD player is nice. The dewalt has lasted a very long time, the bosch will be hard pressed to match it in longevity.
The sound is way better with the Bosch although the Milwualkee radio sounds better still.

Sorry to have been away for a while. House is 99% done, and we have moved in as of 4.30.05. I made a promise that April was the drop dead date and we made it. I have a 2 mile long punch list, but I will whittle it down. The biggest item left is new lawn. Hopefully the next few weeks will see that get done.I have some more pics and will get them up.

glad you are almost 100% done. I know how I feel when working on my house, everythings takes longer because I am always out working on everyone elses house making money and my house gets done last. we just completed all new doors/trim/paint and refinished the floors in our house. now i have to scrape/sand the outside cedar siding and repaint that and all the trim outside.
glad it's a small house. all the windows need replacing too, it's great that there aren't that many.


it's a small ranch, and I know we have to add on someday. i don't even want to know how long that job is going to take, trying to do it on the side while I'm still building other projects for customers.
