Well,
I have had several projects this year some planned and some not. I haven't had the time to share them with you all but I found some time to start posting them. This thread will be on my new business garage at my home. We started planning a 24 x 24 garage with foundation, due to the extra time and money it would of took dealing with the county and their regulations we downsized and took another route. As I start finishing and inside and furnishing it I will be asking advice laidder on in this thread.

I had 5 stumps to remove before I could start preparing for the garage. We put the new Bobcat to work the very day it was delivered.

Now to get around some of the county rules and save time I decided to have the Amish build me a garage. The thought was to have them build a 14 x 24. Then I could double the size at a latter date. Well 14' would fit through my yard without alot of work. They came out and decided they could get a 12' one in. So I went with a 12 x 28. Here it is at their site waiting to come to my home

Thats it for now. I do have some pictures of the electric service install. The garage has been used for storage for a while since the flood and tornado. I'm just now starting to get it oranized

Ray it looks nice for a ready made shed ,I just did a 24x24 garage this summer with a second floor propable the same as what you wanted to put up with a 4' below grade foundation and poured slab floor. WEused 1' of 3/4''minus site pack I will have to post some pics of it the there are no polls in the middle and the doors ar 9 wide by 8 high.

That's a really nice garage, Ray. No matter how hard we try to, it won't stay clean and orgaized for too long. :D Just curious how do you plan to get the stuff out from the far end of garage? Does it have doors at the other end? Again, really a nice unit. What was the price tag for this, if you don't mind sharing?

The far end is wear my workbench is. I mainly want to use this garage for storage, quick repairs on the trucks or plows. Servicing or repairing the bobcat.. I have the front door and the one on the side. With a small window on the same side as the entry door. The total cost including delivering and setup was $5,100.00. I upgraded the entry door with windows, the side window was upgraded, 20 foot of roof vent was an upgrade, plus all vinyl siding and alum trim. Floor is 1 ft centers everything else is 16" centers. I figure I could of built it for around $4,000.00 But it would of taken longer than they built it, plus by having it built offsite I got around some county restriction laws. I gave them a $100.00 deposit, they said it would take 2 to 3 weeks. It was done in less than one week. They waited on me to get the site work ready. I still can't believe they built it with only a $100.00 deposit. I gave them a check the day they delivered it for the balance. They also liked the way we did the site work and asked for business cards so they can give them to there customers.

Ray good deal , got to love it when you get some work out of the deal.I was curiouse as to why you did not poor a slab ,around here they build somthing like what you got but it is pannalized and having a cement floor seams like it would be better for trucks bobcat ect sitting on it especially when it has wet snow or rain dripping on it from when they come into it . Is it that bad there to deal with the building dept? (red tape)?

Yes, the red tape would have been just as bad just to poor a pad as to build the original 24 x 24 garage. The floor actually has some kind of coating that resists oil, gas and stuff, all you have to do is wipe it up. If things go good for me, I will add on to the building next year, and if I stay their for a while and I start seeing the floor deterating, I will cut the floor out and concrete it so fast the county wont see it.

I had to hand dig under the drainage pipes. I guess I should of thought ahead when I put them in and put a piece of conduit under them.

backfilling the trench. We have most of the electric ran. We are still thinking on what more we need to run and also how to run lights for the horseshoe pits.

Don't forget to run your phone and cable to it never know you might be in there working on the truck and need to watch the weather channel. Looks good Is that your trencher Ray ? That make short work of running the lines.

I did forget the phone line:headwall I will just have to use the cordless. I have a new sat dish waiting to go on the garage. No tv until atleast spring. I want to get it organized first. Yes the trencher was one of the pieces of equipment that came with the business I bought out.

The wire is 8 gauge 2 phase. County requires it to be atleast 18inches below grade we are around 30inches except near the drainage pipes. We also put warning tape in the hole before we backfilled.

I am in the pictures on posts 6-7-8. I am in the gray shirt and shorts.
No I'm not gonna add driveway back to garage. I only plan on taking the trucks back there on occassion or breakdowns doing storms.

Yea, we do it all. We even sweep lots.

This is my new Schwarze 347 sweeper. $60,000.00 for the truck!

How many hours do you get on the pickup tube before it wares holes in it?
on mine I get about 25 hours before I have to patch it with duck tape. this one has about 25 hours on it. I do pick up a lot of sand and P-rock but I would expect a little better ware out of it.

On this unit Schwarze 347 unit I have about 400 hrs. on the Aux. motor. All my hoses are in good shape. I have rarely replaced hoses and the older units aswell. I would say I get at least 1 1/2 -2 yr. for tubes.

The tubes I use look different from what you use. What type of machine do you run / what brand hose as well.

My garage is 40 - 60. I have on 16x12 door and 2 10x12 doors. I am planning to add on the the right side within the next month or so(already paid the builder). The garage is good size. I am accumulating so much ****, I don't have room for it.

Elgin Air Cub, Salesman says the factory boys are working on it but I have had the machine for 8 months sofare and they have not been able to cure the problem. They just keep sending new tubes.

What made you buy a elgin sweeper and what did you pay for it?
I have tryed a couple of brands and I found Schwarze sweepers to be the best. I pd @ 55,000 for mine.

I was also thinking, a factor in the tubes cracking could be what you are sweeping. Sweeping heavy Sand and gravel often might be the reason they are cracking. Are they on a bind? Then again after 25 hours it does not make since. If you switched to heaver tubes that should help a lot.
