monthly minimum charge????

i am bidding on a shopping center & was wondering if anyone else is charging a monthly minimum to the customer to cover the cost of loader rental.

I have several customers that SAY ( customers do lie:wink) they do this. One in particular that comes to mind charges a set charge pre-season to cover the cost of staking , equipment ect ect and then deducts snow and de-icing services from that inital charge until it is used up.

Had other people say they would love to be ale to do that , but the property owner wont have anything to do with it.

thanks for the help... i was kinda thinking of doing a credit like your cutomer. im gettin ready to go drop off the contract now...well see what the guy says.
