There is someone who wants a price for us to subcontract for him doing some sidewalks at a local Condo complex. We measured it out and it is around 4,000 feet of sidewalk (in length). The sidewalks are about 3 feet wide and part of that 4,000 feet includes front steps. There are 85 Units. It is one step then another step that is the big square in front of the door.

I kind of had a number in my head from another property we do that is around 1000 feet in length. Just wanted to get a feel for what others are charging so we don't rip ourselves off. I know every market is different but just wanted some ideas. We haven't bid anything this big before.

Oh, also a price to apply Magic Salt at this location as well. All salt is supplied by him and he will assume all liability.

Thanks guys. :)

Are you shoveling the walks or blowing them? That will make a difference in pricing. As far as the salt goes I would say 200-250lbs will be enough.

Give him an hourly rate. Almost a mile of sidewalk to shovel is ALOT ! especially in crappy weather, make sure your shoveler is paid well !

We can do it either way. We have a couple paddle blowers and one two stage for big snowfalls. It needs to be done on 1.5 inches or more. He told me that 2 or 3 guys can do it in about 3-5 hours depending on the amount of snow.

I was thinking if I could give him a price per time then that would be good. But knowing the amount of sidewalk in length would help for future places.

We have another place that is 1000 feet long and we get about $0.20 per foot. But we will shovel that at even less than half an inch of snow.

Just remember when you get 8 inches of snow its going to take alot longer than it will with 3 inches. I would not go the one price route, at least give him a price per inch.......

Also make sure he doesn't want you there every 1.5 inches of snow! Some managers say after the storm only but are calling you every couple of hours to shovel.

hourly only, $40-$45 per shoveler with a 1 hr minimum or your going to run into problems when it snows hard

I charge hourly on all commercial sidewalk accounts w/ 1 hour minimums......I cant imagine doing it any other way.....like what was said earlier, pay/treat shovelers well.....be careful and good luck!

i don't know if it helps but i charge $.06-.10 w/melter, per LINEAR foot up to 6' anything over 6' wide is price X2

edit: and we do well over 1mile per storm and one of the accounts is a 24hr wal-mart with zero tolerance

I would agree with pricing it hourly and would go with at least a 3hr minimum since he's telling you there's 6-15hrs per visit of work there on average. I couldn't imagine doing that with shovels...stick with the snowblowers and pick up another one so you'll have two and not just one, to get done quicker and/or for backup.

Thanks for all the info guys. We have him a price per time. It will be for 1.5-4" and then an additional charge after that per inch. He also wanted a seasonal price which I didn't want to do for the first year. Will let you know if we get it. I bet we don't. ;)
